Dublin’s tallest office building, the Exo, is understood to have secured global tech firm Yahoo in the city’s largest office leasing deal in the second half of this year.
The 35,703 sq ft letting to Yahoo is across the first and second floors of the Exo and continues the firm’s commitment to the North Docks, where it has had a footprint for the past 10 years.
In addition, architecture and design firm Corgan has taken 5,575 sq ft on the 11th floor, while family history specialist Ancestry is set to occupy 5,576 sq ft on the 10th floor of the 17-storey building.
These latest deals – totalling 46,000 sq ft – follow An Post, the state-owned postal service, relocating its headquarters to the EXO in July, leasing 83,572 sq ft across six floors.
The 170,000 sq ft building, part of Dublin’s North Square mixed-use development, is now 80% let. The Exo is being funded by SW3 and Episo 4, a fund managed by Tristan Capital Partners.
Savills Ireland and CBRE Ireland are joint letting gents for the Exo. Yahoo and Corgan were both advised by CBRE, while Ancestry was advised by Colliers.
The EXO is already LEED Platinum certified, being the first of its kind to achieve this before project completion, has NZEB and Wired Platinum ratings and has a building energy rating of A3.
The agents were quoting rents of €58.50 per sq ft for the office space at the time the building achieved its LEED Platinum certification in 2021.
