Whitbread’s expansion plans in Ireland continue with new Dublin Premier Inn
Premier Inn hotel chain owner Whitbread has signed a deal with developers Greenleaf Group and Warren Private to open a 155-bedroom Premier Inn on Parkgate Street, Dublin.
The hotel group has agreed a 25-year lease for the leasehold development.
The development partners have submitted a planning application to demolish the existing vacant Westbrook Motors building and construct a latest-format Premier Inn on the site.

Whitbread previously partnered with Greenleaf and Warren on its first Premier Inn in Ireland, located on Lower Stephen’s Street, as well as its Cork hotel, which opened in 2024.
Additionally, the two developers sold the site at 29–30 Ushers Quay, where Whitbread is preparing to begin construction on a 100-bedroom hotel.
The Parkgate Street project marks Whitbread’s latest commitment to expansion in Ireland, where the company is targeting a network of 5,000 Premier Inn rooms.
It currently operates six hotels across Dublin and Cork and has more than 1,000 rooms in its secured development pipeline across both cities.
Premier Inn has identified 14 target locations in Ireland, including Dublin, Galway, Killarney, Limerick and Waterford. The business is actively seeking freehold and leasehold sites and building conversions.
