WELPUT opens Mayfair office block to tenants
WELPUT has completed its redevelopment of 20 St James’s Street, SW1, and started marketing the office building to tenants.
The Mayfair scheme offers 53,000 sq ft spread across 10 floors as well as terraces on floors two and six, 32 bicycle spaces and shower and locker facilities.
Rents are expected to surpass £125 per sq ft for the upper floors.

WELPUT acquired the long lease in 2015 from Pramerica for £62m and set about furbishing the site behind the retained façade. The Crown Estate owns the freehold.
The entrance was “heavily influenced by a combination of boutique hotel and art gallery, in keeping with St James’s”, said Ker Gilchrist, investment director at Grafton Advisors, the development manager for the project.
A local gallery is also providing a rotating art exhibition for the entrance, which can also function as an events space.
