Watford office scheme marks Regal London’s ‘evolution’ to mixed-use developer
Regal London has said it will push ahead with plans for its first standalone office development, a speculative 173,000 sq ft scheme in Watford, Hertfordshire.
The residential-led developer said the Clarendon Works, designed by Fraser Brown MacKenna, will be a “milestone” in its “evolution” to a full mixed-use developer. Regal has previously developed commercial space, but only as part of residential schemes, as with the 143,000 sq ft let to WeWork in its Shoreditch Exchange scheme.

The new scheme will offer “grade-A central London spec office space” with floorplates ranging from 2,450 sq ft to 15,300 sq ft. It will also aim for high sustainability, wellbeing and connectivity scores, pursuing BREEAM Excellent, EPC A and WELL Platinum and WiredScore Platinum ratings. The development will be 100% electric, with 13,750 sq ft of amenity space, a café, gym and yoga studio, as well as a rooftop terrace with a bar and café.
Regal London was handed planning permission for the addition of two floors to the scheme in September 2022 and is now targeting a completion date of Q1 2024.
Watford’s regeneration programme is aiming to bring in more than £1.5bn of investment over the next 10 years.
