Vistry gets go-ahead for final phases of Enfield estate regen
Vistry Group has secured planning approval from Enfield Council for the final two phases of the Alma Estate regeneration in Ponders End, north London.
The revised plans for Phases 2B and 3 of the regeneration will deliver 723 mixed-tenure homes, 26% of which will be affordable, with the remaining homes a mix of PRS and private homes.
This represents an uplift from 401 homes in the originally consented scheme, taking the total number of homes on the regenerated Alma estate to 1,402 once fully complete.

Construction work on Phases 2B and 3 is expected to start in the first half of 2026, with an expected overall completion date of 2032.
To date, Vistry has delivered 679 mixed-tenure homes at the Alma estate regeneration, together with new public realm at Station Square, retail spaces, a café and gym. A new medical centre and a replacement youth centre have also been established, along with improved community facilities.
