Triton to redevelop former Sainsbury’s distribution centre
Real estate investor Patrick Properties has appointed Triton Construction to speculatively develop a new manufacturing and distribution facility in Middleton, Manchester.
The 10-acre site was formerly a 190,000 sq ft distribution centre for Sainsbury’s and was acquired by Patrick Properties in 2009. Current site occupiers include Tesco, Aldi, Booker, Toolstation and Yodel.
Triton has already started ground preparation works on site. External works include the delivery of a 53-metre main yard with gatehouse, and associated drainage and lighting.

Meanwhile, a 185,000 sq ft warehouse space will include 12,000 sq ft of office space over three floors, 14 dock loading, and eight level access doors.
Paul Clarkson, managing director at Triton, said: “At 185,000 sq ft, it is our biggest logistics project to date, placing us as a strong contender in the big sheds delivery market.
“We are enjoying considerable growth in the North West, with new contracts including numerous new facilities for self-storage business SureStore, the second phase of Mersey Reach, and a new warehouse for Tech Folie.”
Construction is expected to be complete by April 2022 and the property will be available on lease terms. Savills and B8 Real Estate are the agents on the scheme.
