TOG doubles space to fill Gridiron Building
Flexible workspace company The Office Group has doubled its space at the Gridiron Building in King’s Cross.
The flex operator has taken 28,000 sq ft on the first four floors to become the sole occupier of the 55,000 sq ft building at 1 Pancras Square, N1.
TOG has four locations in King’s Cross, and recently agreed to create another 170,000 sq ft flexible office nearby, partnering with developer the King’s Cross Central Limited Partnership on the project.

A stone’s throw from King’s Cross St Pancras station, the Argent-owned Gridiron Building was completed in 2014. Designed by architect David Chipperfield, it has a focus on natural light and has terraces on each floor.
Charlie Green, co-founder and co-chief executive at TOG, said: “We are seeing the evidence of people returning to work and with that, confidence is returning to the market, particularly in the flexible space sector as companies rethink how they are working and how they manage the risk of occupying workspace.
“This is such a strong building in a vibrant and well-connected location which has proven to be incredibly resilient over the last 18 months, so it makes complete commercial sense to take on the remaining floors.
“There is growing demand for better quality environments, with great amenities, beautiful design and that are easy to get to. Acquiring the whole of the Gridiron Building allows us to continue meeting that need for businesses.”
TOG expects to open the extended workspace in 2022 once it has completed the fit-out for the new floors and refurbished its existing space. The refurbishment will improve and expand the lounge areas and create additional meeting room space.
The operator said that since March it has seen a 175% increase in lettings deals across its portfolio, while occupancy in its existing Gridiron space is now back to more than 98%. At other locations it has announced recent lettings with Monday.com and Ocado, among others.
King’s Cross in particular is seeing a surge in enquiries from businesses looking for flexible workspace, it added, with the average number of monthly enquiries now higher than pre-pandemic levels.
