Tide submits plans for London’s largest co-living scheme
Tide Construction has submitted plans for the largest co-living scheme in London, at its site on College Road in Croydon.
Plans comprise 836 bedrooms and 120 apartments in two towers of 34 and 49 storeys using modular construction techniques.
It includes more than 22,500 sq ft of communal amenity space to include kitchens, co-working space, gyms and lounges.

The scheme would be the world’s largest modular scheme, beating Tide’s previous record of 44 storeys at its neighbouring site where it is delivering 546 BTR flats for Greystar.
EG previously reported that the developer had conducted a series of pre-application meetings with Croydon Council planning officers.
Croydon Council does not have any guidance on co-living in the borough’s Local Plan. However, Croydon Council leaders have previously said they are open to co-living schemes, and the council is not concerned over the size, but the quality of homes.
Tide’s homes range from 20 to 29 sq m, with an average size of 24.7 sq m.
This is significantly higher than The Collective’s average size at its landmark Old Oak scheme of 17.9 sq m, and within the 20-30 sq m guidance from the Greater London Authority.
The planning application will be referred to the Mayor of London. The plans can be viewed at Croydon’s planning portal, planning reference 19/04987/FUL.
