The 1.6-acre parcel of land is one of a number of sites that TfL has identified to help it deliver its target of 10,000 new homes on site by March 2021.
The new scheme, located on Brooke Avenue, will deliver 50% affordable housing by habitable room, offered as shared ownership and social rented homes. The homes will comprise a mix of studio, one, two and three-bedroom apartments.
It falls within the Wembley Growth Area, which seeks to provide at least 11,500 new homes by 2026.
It will be the second development that TfL and Barratt London have partnered on, after joining forces with L&Q at the 350-home Blackhorse View scheme in Waltham Forest, north-east London.
Jonathan Cornelius, head of property development at TfL, said: “Following our very positive experience working with Barratt London on Blackhorse View in Waltham Forest, we look forward to engaging with people in Brent and hearing their feedback on our plans to help tackle the housing crisis and provide improvements for the local community.”
Matt Calladine, regional land and development director at Barratt London, added: “The site at Wembley Park station is an important development site in the context of the wider Wembley regeneration area. We are looking forward to working closely with TfL, the London Borough of Brent and local stakeholders to ensure the delivery of high-quality homes and mixed-use accommodation, that will be a fantastic enhancement to the local area.”
TfL has begun construction on more than 740 of its 10,000 target, with a further 600 to start imminently in Kidbrooke in Greenwich. The transport body has been selecting private sector partners to help it develop homes on its land through its Property Partnership Framework, which it finalised in 2018.
