Tenacity submits plans for second city tower
Hong Kong-based Tenacity has submitted a planning application for the redevelopment of 70 Gracechurch Street, EC3.
The proposals, designed by Kohn Pedersen Fox Associates, would create 785,679 sq ft of office space inside a 33-storey tower.
Comprised of three separate elements with greening in-between, the tower would also house 19,623 sq ft of flexible retail space and a 16,856 sq ft public viewing gallery under the new Class E use.

Patrick Wong, founder of Tenacity, revealed he was planning to redevelop the site in December 2019 and that he had brought in Andrew Reynolds, who helped develop The Scalpel for WR Berkley.
Tenacity also submitted plans this year to redevelop its other Square Mile property at 55 Gracechurch Street, EC3. It is aiming to create an all-electric, 31-storey tower to provide 366,016 sq ft of office space.
However, the proposals for 55 Gracechurch Street have received several objections from local landowners, including the Victorian Society and the City of London Conservation Area Advisory Committee. They have expressed concerns over the height and massing of the proposed tower in an area characterised by buildings of up to eight storeys, and which is outside of the cluster.
