Swan Housing agrees second modular factory
Swan Housing has acquired a second modular factory that will boost its development to more than 1,000 homes a year.
The housing association has agreed a 15-year lease with Panatonni on a recently completed 116,841 sq ft industrial unit at Basildon 117.
The second NU living factory is adjacent to Swan’s existing factory. In 2017, it began operations at a 75,000 sq ft facility at Prologis Park Basildon, which has capacity for 300 homes a year.

The housing association will use the factory to develop light gauge steel modular housing, alongside the cross laminated timber volumetric system in its current factory.
Geoff Pearce, deputy chief executive at Swan Housing, said: “Panattoni’s new facility is a key strategic move which will allow Swan to expand its production and meet key long-term housing delivery targets not just for Swan but also for its strategic and local authority partners.”
Swan Housing has a target to deliver 10,000 homes by 2027. In its 2019 end of year report it said it would invest £117m into development and regeneration the next year, with a plan to build 772 homes and start on site at new schemes in Blackhorse Yard, Waltham Forest and the Station Block in Laindon. It said it was on track to deliver 2,000 homes by 2022 and reported a pipeline of 7,450 homes.
