Step forward in Camley Street regen as Camden launches search for design team
Camden Council has launched a search for a design team to create a masterplan for a new mixed-use quarter for two freehold sites north of King’s Cross Central.
The site at 120-136 Camley Street and 3-30 Cedar Way currently houses 86,111 sq ft of workshop units occupied by a range of businesses, including vehicle repairers, food processors and distribution firms.
Camden is seeking to create a new neighbourhood on the site to build on its proximity to King’s Cross Central and Camden Town, as well as the expanding Knowledge Quarter between Euston and King’s Cross.

Camden is seeking to create a new neighbourhood on the site to build on its proximity to King’s Cross Central and Camden Town, as well as the expanding Knowledge Quarter between Euston and King’s Cross.
A feasibility study has suggested the site can deliver a minimum of 320 new homes, with 50% affordable, and 129,167 sq ft of employment space, a 50% increase on the current workspace.
However, there are head leaseholders for the two sites with valuable long leases, and the council will need to be able to work with them to bring forward any regeneration plans.
The redevelopment will also need to be self-funding, although a grant from the Greater London Authority could be available to support delivery of new council homes. The scheme would also need to ensure it maintained or increased the revenue stream it currently provides the council with to help fund services.
