Savills hammers out £41m of deals at early October auction

Savills has raised more than £41m from its latest auction, with 74% of the 160-lot catalogue selling.

The firm has now sold more than £640m through auction so far this year, almost 50% more than in 2023.

The auction, which took place last week, was the first of three sales taking place this month.

Best-performing lots included a hotel offering future change of use or development potential in Stamford Hill, north London, which had come to the market for the first time in over 40 years. It sold prior to auction in excess of its £6m guide price.

Also selling were two plots of land in East Sussex, which sold for £2.4m, and a two-bedroom mews house in Bayswater, W2, which sold for just over £1.6m.

Jeremy Lamb, Savills auctions director said: “While there was strong competitive bidding on many lots across a wide range of asset classes, there was some hesitancy among value-add purchasers who are opting to wait for increased clarity on the likely impact of changes in the Budget to consider any future investment opportunities.

“One clear theme that emerged during the sale was a notable increase in buyers purchasing for their own use and we saw a good number of homes in desirable London locations as well as regional towns sell to owner occupiers.”

Savills’ next auctions take place on 29 and 30 October.
