Residential properties find favour in SDL’s January catalogue
A leasehold house in Liverpool that is ripe for redevelopment has sold for more than triple its £45,000-plus guide price after attracting 112 bids from eight bidders in a timed auction held by SDL Property Auctions.
The property in the Tuebrook area in the north-west of the city sold for £155,000.
The purchaser will need to extend the 99-year lease, which has less than four years left to run. Plans have already been submitted to convert the property into three flats. However, it could also be suitable for conversion into a house in multiple occupation.

Residential projects proved popular in SDL’s national property auction on 27 January, which raised a total of £13m with an 80% success rate.
A three-storey property close to the town centre in Leominster sold for £106,000 from a guide price of £70,000-plus (lot 18). Managing director and auctioneer Andrew Parker said this was another property offering potential for conversion to an HMO, subject to consent.
In Derbyshire, a three-acre development opportunity in Westhouses sold for £377,000 from a guide of £225,000-plus (lot 6).
On the Derbyshire/Nottinghamshire border in Long Eaton, a row of three properties offering refurbishment or development potential achieved £324,000 from a guide price of £250,000-plus (lot 5).
The properties on Main Street comprise a two-bedroom mid-terrace house, a mixed-use property featuring a ground-floor shop with four-bedroom property above, and a three-bedroom semi-detached house.
In Nottingham, a residential property that is ready to move into performed well in a timed auction, attracting 17 bids from five separate bidders in a timed auction. The four-bedroom property, which has original features including exposed floorboards, fireplaces and an impressive Minton tiled hallway, sold for £276,500 from a guide price of £255,000-plus.
