Resi developers pile into Dagenham Dock
Two major schemes comprising 4,170 homes are being brought forward on land around Dagenham Dock train station.

The housing association has lodged an Environment Impact Assessment request to Barking & Dagenham Council for a residential-led mixed-use scheme.

After completing a £100m deal to buy 45 acres at the former Ford stamping plant, Peabody is exploring proposals for up to 3,750 at the site.
The housing association has lodged an Environment Impact Assessment request to Barking & Dagenham Council for a residential-led mixed-use scheme.
Proposals would see up to 54,000 sq ft of industrial space and 81,000 sq ft of commercial and a secondary school. New buildings would be predominantly between 18m and 53m, with a maximum height of 66m.
Peabody anticipates construction of the first phase to begin in spring 2023, with the first homes to be occupied by 2025 and a final completion in 2039.
The site is adjacent to Countryside and L&Q’s 3,000-home Beam Park scheme, where the council’s development vehicle Be First aims to acquire almost a third of the housing.
Opposite Peabody’s site, Inland Homes is planning 420 homes to replace GSR’s self storage facilities at the 3.6-acre site, to the north of the station. Inland has been consulting with the council over plans for a car-free development, with plans to be lodged this year.
Be First is preparing a new Local Plan 2037 which brings together Dagenham Dock, Beam Park and the Stamping Plant as strategic site (SPP3) with an indicative capacity of 6,300 new homes. However, as developers flock to the area current plans stand at 7,170 homes.
