Regent’s Park mansion development hits the market
A luxury development on Avenue Road, NW8, near Regent’s Park, is being sold with a price tag of £14.5m.
Aston Chase has been instructed to sell the consented development opportunity, which has an end value of £40m.
The site at 77 Avenue Road has been the primary residence of the Lipton family for many years. In the past eight years the family has sought various permissions to demolish the family home and replace it with a new three-storey home with a double basement.

The site at 77 Avenue Road has been the primary residence of the Lipton family for many years. In the past eight years the family has sought various permissions to demolish the family home and replace it with a new three-storey home with a double basement.
Earlier this year it received consent for a new design for 15,643 sq ft from Wolff Architects, providing a traditional style (pictured above). A modern design from Trace Architects was previously also approved by Camden Council.

Aston Chase co-founder Mark Pollack said the development offers “a rare opportunity” for a developer or an end user willing to undertake a major project.
He said: “The freehold plot offers prospective purchasers a ‘blank canvas’… in one of London’s most prestigious addresses.
“With planning granted for both schemes, works can begin almost immediately. A discerning purchaser could potentially near triple their original investment.”
