Regal London picks flex operator for Watford office
Regal London has signed flexible office provider YoooServ for its new Watford office space.
The flexible office provider has taken 16,975 sq ft at the Clarendon Works across the ground and first floors. It has signed a 15-year lease at the sustainability-focused site, which is set to open in Q3 2024.
YoooServ will offer fully customisable flexible workspace, with private offices, tech-led meeting rooms, breakout spaces and video call booths. It will also offer an in-house catering and event space, and will manage 13,767 sq ft of amenity space and services across the building.

On the ground floor, Bla Bla, which is a sister brand of YoooServ, will operate a café open to tenants and the public. Another sister company, Bomboni, will operate the 11th-floor bar and rooftop terrace, where it will offer food and beverages.
The Clarendon Works will provide 173,000 sq ft of grade-A office space over 11 floors. Floorplates in the building range from 2,450 sq ft to 15,300 sq ft.

He added that the offices will provide “a workplace experience unlike anywhere else nearby – and, indeed, often one better than the offices in Euston and King’s Cross”.
Benjamin Willmore, chief executive of YoooServ, said: “Watford is in the middle of a £1.5bn glow-up spearheaded by the local council, complementing what Regal London is doing – creating a premium mixed-use scheme of homes and office space.”
The Fraser Brown MacKenna-designed scheme is targeting BREEAM Excellent and EPC A ratings. It has been pre-certified under the WELL Standard and has already achieved ActiveScore and WiredScore Platinum.
YoooServ, which was set up to meet demand for premium serviced offices in the regions, operates three sites in Weybridge and Reading, and has three new sites in the pipeline.
