Plans to redevelop 1-2 Broadgate recommended for approval
City of London planners have recommended British Land and GIC’s plans to redevelop 1-2 Broadgate, EC2, be given the go-ahead at next week’s planning committee meeting.
This is in spite of an objection from the Twentieth Century Society, which considers the existing 1980s building designed by Peter Foggo to be of “historic and architectural interest as the only remaining building from the early phases of the Broadgate development”.
However, British Land and GIC do have a certificate of immunity against listing for the building from Historic England.

It was given on the basis that “when considered in isolation, 1-2 Broadgate does not represent one of the best or most important works by Peter Foggo”.
Designed by AHMM, the proposed 530,000 sq ft replacement building for 1-2 Broadgate would comprise two basement levels, lower and upper ground levels and 12 upper floors, providing 375,000 sq ft of offices between the third and 12th floors and 155,000 sq ft of shops and leisure space.

British Land and joint venture partner GIC are investing £1.5bn in the 32-acre Broadgate Campus. Currently around 1m sq ft costing circa £600m is under development, including the refurbishment of 1 Finsbury Avenue and 135 Bishopsgate, both of which are due to complete this year, and the redevelopment of 100 Liverpool Street, which is expected to complete in early 2020.
British Land and GIC are aiming to diversify the occupier base at Broadgate and create a more mixed-use, permeable part of the City offering a seven-day-a-week destination.
