Plans revealed for CLI Dartriver’s City redevelopment

CLI Dartriver, the real estate developer launched last year by former Great Portland Estates directors Neil Thompson and Ben Chambers, has lodged plans to develop a new City of London office block. The company wants to knock down the existing vacant buildings at 63-66 Coleman Street and 35-39 Moorgate, EC2, and build an eight-storey office block with retail on the ground floor. The Emrys-designed scheme has undergone a “significant evolution” over the course of three pre-application meetings with the City of London Corporation earlier this year, according to planning documents from DP9. “Given the buildings do not provide effective floor space of a quality and standard that meets market demand or end user expectations, the comprehensive re-development of the site is required to meet this known demand,” the statement added. “In doing so, this also presents an opportunity for a high-quality new building which represents an elegant and well-informed contribution to the local townscape context.” CLI Dartriver completed its acquisition of the site in March, saying at the time that it would submit fresh plans. The site had an existing consent for an office and retail development. CLI Dartriver was established in early 2020, with Thompson and Chambers bringing their Dartriver London together with Conren Land and Indigo Invest. The company’s portfolio also includes Liberty Place, Hasilwood House and Eldon House, all in the Square Mile.
