Plans in for Co-Re’s ITV Studios redevelopment
Co-Re has revealed fresh images of its proposed redevelopment of ITV’s former London Studios on the South Bank, having submitted plans to Lambeth Council this week.
The developer and Mitsubishi Estate London want to demolish the former media hub and build a 1m sq ft office, retail and arts and culture-focused scheme.
Proposals centre around an all-electric 25-storey office tower that is connected to two buildings of 13 and six storeys. The plans include 900,000 sq ft of office space, as well as cultural venues, two new public squares and restaurant and retail spaces.

Proposals centre around an all-electric 25-storey office tower that is connected to two buildings of 13 and six storeys. The plans include 900,000 sq ft of office space, as well as cultural venues, two new public squares and restaurant and retail spaces.
ITV sold 72 Upper Ground to Mitsubishi Estate in November 2019 with an existing planning permission to redevelop the site.
The new proposals, designed by Make Architects, are no taller than the consented scheme. Designers say the 13-storey riverfront building will complement the existing architecture on the South Bank, including the adjacent IBM Building and National Theatre.
Developers are targeting net zero operational carbon emissions, and have said they will prioritise wellbeing for tenants by extending the workspace outdoors with external terraces and balconies overlooking the Thames.
The scheme will include two new public squares and several public walkways. In total, 40% of the site will be public realm. The designs also include a new public rooftop restaurant and terrace. After public consultations, designers have adjusted the building mass to open up the route through to the riverfront.
On the ground floor will be a new arts and culture innovation hub and new riverside cafés and restaurants. The hub will provide affordable workspace and new galleries and performance space, as well as accommodating outdoor screening and presentation spaces.
