Plans in for £3.8bn data centre in Hertfordshire
DC01UK has lodged proposals for Europe’s largest data centre to be located in Hertsmere, Hertfordshire.
The project has an estimated construction value of £3.8bn, supporting at least 500 jobs during the construction phase.
The proposed scheme will span 2m sq ft, set in 85 acres adjacent to the A1 and M25, just east of South Mimms Services. The site already has a power reservation of 400MVA from National Grid enabled by its proximity to the Elstree substation. Additionally, the location is close to the UK’s national and international fibre optic routes and is close to established and emerging availability zones in the region.

The development could be operational in 2029, likely to generate £1.1bn per annum gross value added indirectly per year, as well as create 13,700 new job opportunities throughout the UK across numerous sectors.

Stephen Beard, head of data centres at Knight Frank, who is advising on the project, said: “Given the existing dearth of cloud supply against the backdrop of unprecedented demand and that of the immediate explosion of AI deployment, the requirements for suitable development sites that offer the necessary access to scalable power, internet connectivity and ultimately proximity to homes and businesses who are reliant on the data traffic within these facilities is becoming increasingly challenging.”
