Peel tees up new plans for Hulton Park golf course
Peel L&P is drawing up new proposals for its Hulton Park golf resort development in Bolton, which include adding hundreds of new homes at the site and adding a community health and wellbeing centre.
While Peel said there was not a definitive number of homes, given its proposals are at the consultation stage, the total is expected to reach around 1,200 to 1,300. This is up from 1,036.
Peel said it aims to scale back the number of new homes in the areas of the estate designated as green belt or registered park and garden by around half, to provide more green space for environmental and community purposes.

The developer’s draft masterplan also includes a new community food and drink venue, with scope to host markets and food festivals, and improved public access to the estate.
While the site will continue to be anchored by a luxury hotel and conference facility, it will expand with a new boutique hotel and dining offer, lodges and “getaway pods”.
The government previously granted planning permission for the development last year on the condition that the site wins a bid to host the Ryder Cup in 2031 or 2035.
However, Peel said it is designing a new masterplan after its project team reviewed feedback from the local community and project partners.
The firm has launched a public consultation on the scheme, which will run until 23 June.
Richard Knight, director of land and communities at Peel, said: “Following the government’s approval in July last year, we have taken the time to reflect on feedback received from the local community and our project partners.
“We recognise the importance of access to the Hulton Park Estate and our refreshed vision aims to ensure that local people are able to enjoy the park in a way they have never been able to and for generations to come.
“Our ambition is to create the best new lifestyle community in the UK and Europe, embracing the principles of zero-carbon, connectivity and inclusivity. The plans present a unique opportunity to deliver an iconic modern sporting venue, visitor destination and parkland community fit for the 21st century.”
