The proportion of new homes being sold off-plan is falling rapidly as demand from landlords wanes.
Analysis by Hamptons found 34% of new homes in England and Wales were sold off-plan last year, down from a peak of 46% in 2016. It is the lowest level since 2013.
The big driver of the decline is a collapse in demand from landlords, with only 21% of off-plan purchases made by buy-to-let investors, compared with 70% in 2015.
