The garden village, which could have an end value of more than £200m, is located within the Toton Strategic Location for Growth area in the Broxtowe district of Nottinghamshire, 1.4 miles from the M1, with the existing Nottingham Express Transit park and ride adjacent to the site.
Infrastructure for the wider area has been secured from Homes England. Nottinghamshire County Council is also expected to submit a bid for £26.5m from the Housing Infrastructure Fund.
Anabel Christmas, development director at JLL, said: “‘The site provides significant investment potential for a development partner who wants to be a key driver in the placemaking process.
“By enabling early involvement in what is the most significant development opportunity in the East Midlands, the successful investor will be able to shape the design, layout and character of the site.”
Lorraine Baggs from Invest in Nottingham said: “A project of this scale is a once-in-a-generation scheme that will open up a wealth of investment opportunities for decades to come.”
Nottingham is set to benefit from £2bn in redevelopment from the county council, the Southside regeneration and the arrival of HS2, with the East Midlands hub expected in 2033.
Baggs added: “This strategically located site therefore offers significant opportunity to investors and developers, and we expect it to generate a great deal of interest.”
