Notting Hill Genesis buys Barking affordable homes from Vistry jv
Notting Hill Genesis has acquired 285 affordable homes at Fresh Wharf in Barking from a joint venture between Countryside Partnerships (part of Vistry Group) and Notting Hill Developments.
The homes form the final phase of Fresh Wharf, a 911-home mixed-use regeneration scheme in east London that has been delivered by the jv partners.
The 285 homes will be offered as social rent tenure and are being delivered beyond the scheme’s consented section 106 requirements, providing additional affordable homes.

Fresh Wharf spans a 10-acre site along the River Roding, near Barking town centre, transforming previously underutilised industrial land into a residential community. With completion for the entire development projected for 2027, Fresh Wharf has already made significant strides in delivering a range of housing choices, community spaces and amenities designed to foster a vibrant neighbourhood.
The completed first phase of Fresh Wharf delivered 532 homes, as well as Drydock Square, a landscaped public plaza with riverside cafés, shops and restaurants, and a new nursery.
Additional green space has been created at Fresh Wharf through the recently completed central park, while the walkway alongside the River Roding has been enhanced through new reed beds and landscaping, including information boards about the area’s heritage.
