NOMA to offer net-zero spec office development

MEPC and Federated Hermes is set to speculatively develop a 200,000 sq ft office building at the NOMA scheme in central Manchester, which will be a net-zero-carbon property. Construction group Bowmer + Kirkland has been appointed as the main contractor on 4 Angel Square, which will be an operational net-zero-carbon building with an EPC A rating. Designed by Manchester-based architect SimpsonHaugh, it will be the first speculative office development at the 20-acre, mixed-use neighbourhood. [gallery size="full" type="slideshow" ids="1048633,1048634,1048635,1048636,1048637,1048638"] The office building will be 11 storeys high, with features including a 2,500 sq ft external roof terrace on the tenth floor and 7,000 sq ft of retail space on the ground floor. A new public square will connect 4 Angel Square to 2 and 3 Angel Square, to collectively deliver 600,000 sq ft of grade-A office space. The build contract has been signed and works will start on-site this year, with completion due in early 2023.
