Next NOMA offices up for approval in Manchester
The next buildings in Manchester’s NOMA scheme go in front of the city council’s planning committee next week.
Plans for 480,000 sq ft of new grade-A office space at 2 and 3 Angel Square are recommended for approval, having been submitted by MEPC earlier in the year.
The two-acre site spans plots M and N of the 20-acre NOMA scheme. So far more than 800,000 sq ft of office space has been delivered, with a further 836,000 sq ft on site or in the planning process.

In February 2020, planning permission was granted for an 11-storey and 12-storey building offering 422,000 sq ft of office space and commercial units. The revised application is for buildings of a similar nature and scale, with a proposed two-storey increase in height.
2 Angel Square will be a 14-storey building, with 3 Angel Square standing at 13 storeys. The buildings would target BREEAM Excellent and a NABERS five-star rating. As well as offering office space, they would include 18,000 sq ft of commercial space.
The proposals have received objections over issues including compromised privacy for nearby flats on Simpson Street, as well as some debate over whether the city faces an office over-supply.
