Native Land secures New York-listed pair for London offices
New York-listed firms Flutter Entertainment and Wipro have signed for 47,000 sq ft at Native Land’s Arbor office scheme at Bankside Yards, SE1.
Sports betting company Flutter Entertainment, which is also listed on the London Stock Exchange, has signed a 10-year deal for 22,500 sq ft. It includes a double-height space that spans the second and third floor of Arbor. It will relocate from its existing office in Hammersmith, W8.
India-based tech consultancy Wipro has taken a 15-year lease on 24,500 sq ft over levels 17, 18 and 19 of Arbor, including a double-height “loft” and terrace.

It will become Wipro’s European flagship office, with the consultancy moving from its London headquarters at Victoria House in Bloomsbury, WC1.
Arbor, which totals 223,000 sq ft, is now more than 65% let. Some 70,000 sq ft remains vacant, with Native Land citing “strong interest” from potential occupiers.
Other occupiers at Arbor include Merlin Entertainments, FTSE 100-listed Smiths Group, the Carbon Trust and law firms Lewis Silkin and Winckworth Sherwood.
Designed by PLP Architecture, Arbor consist of 19 storeys of office accommodation with terraces on every other floor. A dedicated floor for wellness amenities includes more than 300 bike and e-scooter spaces and a multi-purpose exercise room. The site is aiming for net zero carbon in operation, and will be 100% electric from renewable sources.
Native Land is co-investing joint venture partner in the wider 1.3m sq ft Bankside Yards development, alongside Temasek, Amcorp Properties Berhad and Hotel Properties Limited of Singapore.
Knight Frank and Ingleby Trice are leasing agents for Arbor. JLL acted as the tenant representative for Flutter Entertainment, and Cushman and Wakefield represented Wipro.
