“We service a growing client base, who themselves hold diverse portfolios across the Yorkshire region. During 2019 and the early months of 2020, before Covid-19 hit, we experienced increasing demand across several sectors, not least industrial property, but this has not been without its challenges. The availability of affordable industrial space, both large and small, has been low following a period of strong demand within the sector.
“Large retail floor plates have increasingly remained vacant following the disappearance of a number of brands from our high streets, compounded by the withdrawal of many banks and other outlets leading to a reduction in footfall, with lasting implications for many of our northern market towns.
“Notwithstanding this, there have been opportunities, with a recent resurgence in the take-up of smaller outlets for alternative uses in the leisure and food sectors breathing new life into the high street as people capitalise on small business rate relief and reduced rental rates.
“While it seems a long time ago now, there was an increasing air of optimism in the market following the general election in December, only for the industry to receive a series of body blows, including the February floods and the arrival of Covid-19, the impact of which will no doubt be with us for many years to come.
“There will surely be opportunities even in these trying times, and we continue to see optimism across our industry, with transactions taking place as we slowly emerge from this invisible restraint.”
