Montreaux plans 850 homes for Ilford Retail Park
Mixed-use developer Montreaux has submitted an EIA application for 850 homes at Ilford Retail Park.
The application proposes towers of up to 30 storeys, with commercial and retail space, a primary school, public realm and car parking.
The site at 261 High Road covers 2.5 acres. It is half a mile from Ilford station and from the planned Elizabeth Line Underground station.

Ilford Retail Park is located within the Ilford Opportunity Area and a designated housing zone. It is bounded by railway tracks and the Bombardier industrial site to the north, and by industrial and retail units to the east,
It is currently occupied by a business retail park with a Fitness First, Lidl and Farmfoods, alongside a three-storey probation centre and service yard, with 200 car parking spaces.
Montreaux acquired the operational site from LaSalle Investment Management in October 2018 for £17.7m, with a yield of 2.4%. It is Montreaux’s second scheme in Ilford, after Orion House, where the developer is planning 24 luxury apartments.
Last week, EG revealed that Montreaux had acquired B&Q’s 6.8-acre site at Broadway Retail Park in Cricklewood for £44.5m, with plans for more than 1,000 homes. In February, an application for a 2m sq ft resi-led mixed-use scheme in Southall comprising 2,000 homes was given the green light.
