The MOD has instructed Ryden to place the 202.35ha (500 acre) RAF Edzell base in Aberdeenshire, Scotland on the market for £500m.
The adminsistration and operations area covers the majority of the site which used to be occupied by American servicemen. The site also includes consists of 144 homes, a 300-pupil school and an office club.
Ryden hopes the base will be sold by September this year.
