MCR Property Group has instructed Savills to sell a 99-home residential development in Altrincham, Trafford.
The 31,800 sq ft site on Wharf Road overlooks the Bridgewater Canal, and was formerly used as a local authority storage depot.
It has planning consent for 99 homes within a seven-storey building, with a GDV of £27.5m.
Plans include 34 one-bedroom, 59 two-bedroom, and six three-bedroom homes, and a 99-space car parking basement. However, there is a 20% requirement for affordable homes on site, 10 of which must be one-bed and 10 two-bed homes.
A planning application for Wharf Road was originally lodged in December 2017 for the site, and was recommended for approval in July 2018.
However, the plans were refused by the Planning Committee later that month for two reasons: that the scale and design of the development would “cause significant harm to the character of the area” and that the shortfall of on-site car parking would result in overspill parking on surrounding residential streets.
An appeal in January 2018 was lodged, before the council decided to grant planning permission for the scheme in June last year.
