London & Regional has received planning permission for its £300m Albert Island regeneration scheme in the Royal Docks, E16.
The masterplan, approved by Newham Council yesterday, includes a new boatyard and marina, multi-storey last-mile distribution and light industrial properties and storage and flatted factory facilities.
The project will also provide 16 homes and new headquarters for the Royal Docks Management Authority.
Under the proposals, the site will offer more than 750,000 sq ft of employment space. Haworth Tompkins, which designed the scheme alongside industrial architect Ashton Smith, said it will deploy a “table-top” strategy that will provide a transfer deck 9m above ground, along with a steel frame to support enclosures.
A seven-storey, 215,300 sq ft flatted factory will be built on the riverside frontage. The building, called the Ideas Factory, will accommodate start-ups and educational usage.
Technical design work for the first buildings is under way, with an anticipated start on site in 2022.
Approval for the redevelopment comes after a five-year design and planning process.
Albert Island historically formed the river frontage of the King George V Dock – the last of London’s upstream enclosed docks to be built, completed in 1921.
Avison Young was the planning consultant on the scheme. Other advisers included MBA Consulting Engineers, Pinnacle, Gleave Partnership, LDA Design and WYG.
