Thompsons Solicitors’ 64-people Leeds team will be relocating into a 3,640 sq ft office suite at 10 South Parade next month.
The move marks a 50% reduction on its existing workspace at Coverdale House, where it occupies 7,250 sq ft of space.
The deal was signed for 10 years with Wilton Developments, who developed and manage the workspace for owners East Parade.
According to market sources, asking prices in the building are around £32 per sq ft.
Clair McGowan, director at CBRE which advised Wilton, said: “10 South Parade has evolved to meet the needs of modern occupiers, thanks to a redevelopment of the original building by Wilton.
“It is positioned in the heart of the professional and financial business core with a range of services on the doorstep and transport connectivity.”
This latest deal takes 10 South Parade to full occupancy, following a 10-year lease signed with marketing agency IDHL earlier this month, who snapped up the largest floor within the building, measuring 9,490 sq ft.
Other tenants include Armstrong Watson, Odgers Berndtson, SCP and architect DB3.
