Landsec plans turnaround of Deloitte’s Holborn office
Landsec has submitted proposals to redevelop Hill House on the corner of Shoe Lane and Little New Street, EC4.
The move follows Deloitte’s confirmation that it will surrender its lease on 156,300 sq ft NIA of workspace in 2022 owing to a switch to hybrid working after the pandemic.
Landsec intends to replace the existing seven-storey, 172,000 sq ft NIA office block with a new 18-storey, 400,000 sq ft NIA tower, which will have a focus on wellness and high energy efficiency and sustainability.

Landsec intends to replace the existing seven-storey, 172,000 sq ft NIA office block with a new 18-storey, 400,000 sq ft NIA tower, which will have a focus on wellness and high energy efficiency and sustainability.
The existing building will be knocked down above the ground floor, retaining just over 50% of the structure, comprising the basement walls, piles and foundations. The new scheme will provide grade-A workspace, a library, flexible commercial, retail and leisure space, as well as a public realm.
Offices will span the first to 16th floors, measuring 373,000 sq ft NIA, with each floorplate benefiting from access to a landscaped terrace.
The Shoe Lane Library will be relocated from its current space in the basement of the existing building to the south-west corner of the new development, which fronts Gunpowder Square. The library space will be split over two levels and feature the library garden.
The top floor of the office block will house the internal shared amenity space, which is expected to be used by tenants to host special events or presentations.
Additionally, flexible gym/auditorium space is proposed in the basement, while the lower ground and the 16th floor are expected to be occupied by restaurants.
The new development, designed by architect Apt, is targeting BREEAM Excellent, WELL Gold and NABERS UK five-star ratings.
Landsec’s Hill House proposal is part of a wider effort in the City to retain the Fleet Street Quarter as a place to work, visit, live and invest in. Should planning permission be granted, construction is expected to start in 2025.
