Landsec gets approval for Hill House redevelopment
Landsec is set to transform a Square Mile office block into its next net-zero development following sign-off from the City of London Corporation.
The FTSE 100 REIT has been given the all-clear to redevelop the seven-storey Hill House, EC4, as a 380,000 sq ft, 18-storey office tower with a rooftop restaurant, cultural events space, and a new home for the Shoe Lane Library.
The latter will be housed in Landsec’s One New Change, EC4, retail and office block during the development.

The Apt Architects-designed scheme will be net zero in construction and operation, Landsec said, with almost 60% of the excising structure retained and materials reused when possible.
The building will be all-electric, powered by air source heat pumps.
Landsec head of workplace Oliver Knight said: “The market for best-in-class space remains robust and, with an increasingly constrained supply pipeline across London, will continue to grow.”
The opportunity to redevelop the site came when accountancy firm Deloitte surrendered its lease on 156,300 sq ft in the building back in 2022.
Landsec’s development pipeline also includes 55 Old Broad Street, EC2, which it is redeveloping as a 23-storey office and retail block and a smaller, neighbouring building at 65 Old Broad Street.
This, combined with Hill House, mean the REIT is set to deliver more than 660,000 sq ft of office space in the Square Mile.
