Its acquisition of the site follows the sale of 154 flats to Bellway in late 2024, comprising 123 private and 31 affordable homes, and the remainder of the consented land. This is in addition to 404 homes being delivered under a joint venture agreement with Taylor Wimpey.
The 92.5-acre development in Hertfordshire was granted outline planning permission by Broxbourne Borough Council in 2015. The masterplan for the site includes 558 homes, of which 40% are affordable, a two-form entry primary school, sports pitches and pavilion, a local shop, a hotel with ancillary gym and restaurant, a residential care home, commercial floor space, public open space and allotments.
To date, Lands Improvement has committed more than £19m in s106 contributions for the development, including the land provided for the school and the funding of its construction, as well as a £4m investment in infrastructure to create serviced land parcels for housebuilders and developers. The school is due to open this year.
James Stone, managing director of Lands Improvement, said: “These final land sales represent an important milestone in delivering a thriving community at High Leigh Garden Village. The sales lay the foundations for much-needed housing with all the necessary ingredients to ensure it remains a vibrant neighbourhood for generations to come, with provision for young families all the way through to later living. In partnership with Hertfordshire County Council and other stakeholders, we now look forward to seeing the vision brought to life.”
