The 37,000 sq ft building is set to undergo refurbishment to improve its ESG credentials to a minimum EPC B rating and to appeal to exacting occupier expectations. Once completed it will feature energy-efficient M&E plant, secondary glazing, LED lighting, environmental sensors and building management system.
This revamp includes a new reception area, lounge, meeting rooms and office space on the ground floor. The lower-ground floor will offer end-of-trip facilities and amenity spaces, including a wellness room, gym and showers.
Floor plates on the upper levels offer flexibility, from cellular configurations with spaces as small as 180 sq ft up to whole-floor areas of 4,600 sq ft, depending on occupiers’ needs.
The long-term lease acquisition reinforces Landmark Space’s commitment to evolving its property portfolio, as well as being indicative of the wider trend of higher demand for smaller, agile and more contemporary, amenity-rich office spaces.
The 99 Great Portland Street premises will be the company’s 13th location in the West End and will join its portfolio of 41 buildings across seven UK cities, of which 33 are in prime London locations.
Ed Cowell, chief executive of Landmark Space, said: “This acquisition is a significant milestone for Landmark Space, as well as for the sector, showing that the flexible office sector is the solution to the wider office market slump.”
Lambert Smith Hampton advised the BBC.
