Kingsway House to get aparthotel makeover
GMS Estates has got the go-ahead to convert Kingsway House, WC2, into an aparthotel.
The investor was seeking to turn the 32,000 sq ft office at 103 Kingsway in London’s Midtown into a 58-bedroom aparthotel, to be run under the Beyond Aparthotels brand.
Committee members at the London Borough of Camden unanimously voted in favour of the conversion at a planning meeting last week.

Alongside the aparthotel, the development will house ground-floor commercial spaces, a café-lounge open to guests and the public, and a basement gym.
James Fry, chief executive at Beyond Aparthotels, said he was looking forward to working with the GSM Estates team to “repurpose Kingsway House into a modern, future-proof aparthotel that will bring new life to the streetscape and provide generous, low-toxicity and low-impact spaces for guests to stay, in the heart of central London”.
Paul Wells, partner at Studio Moren, which designed the scheme, said: “This approval marks a significant milestone in the recognition of the necessity for the adaptive reuse of historic office buildings that are no longer fit for purpose in this part of Camden, breathing new life into these unused spaces and offering them a viable and sustainable future.”
Completion of the scheme is expected in 2026.
