Kadans snaps up Oxford’s Windrush Innovation Centre
Netherlands-based developer Kadans Science Partner has bought the Windrush Innovation Centre in Oxford from Tozi to deliver new laboratory and office space on the site.
The building is occupied by Oxford Biomedica, with plans for redevelopment first mooted in 2021, as a result of the firm’s growing capacity requirements. The viral vector specialist also reported setting aside around £15m of capex for the project.
Kadans said it intends to work together with a tenant to deliver the new facility, which has a GDV of around £55m. The proposals include demolition of the existing 30,871 sq ft innovation centre and constructing a new high-spec 60,000 sq ft building.

The move follows Kadans’ acquisition of Windrush Court, which serves as Oxford Biomedica’s headquarters, in November last year for £60m.
James Sheppard, managing director for the UK and Ireland at Kadans, said: “We continue to build our portfolio in Oxford. The development at Windrush Innovation Centre will provide much-needed high-specification laboratory space in the Oxford market.”
Freddie Owen, partner at Knight Frank, which advised Kadans, said: “After acquiring Oxford Biomedica’s HQ facility in 2022, this new development located next door will be a great addition to the South Oxford Life Science cluster.”
