Jenrick approves Peel’s 1,000-home Hulton Park golf resort
Housing secretary Robert Jenrick has approved Peel L&P’s called-in development at Hulton Park in Bolton.
The scheme comprises a golf resort, 1,036 homes and restoration of the Grade II listed dovecote.
Development is predicated on the site being selected for the Ryder Cup in 2030 or 2034. It expects to provide 1,686 jobs and £1.1bn of value for the area, with an opening date planned for 2025.

The resort includes an 18-hole championship-grade golf course and clubhouse, a golf academy and driving range, practice course, adventure course, teaching facilities, and luxury hotel and spa.
It was called in by former housing secretary James Brokenshire two years ago, taking over the decision from Bolton Metropolitan Borough.
Jenrick followed the inspector’s recommendation and approved the scheme, with the contribution offsetting an expected 1,300-home deficit in the local authority’s five-year housing delivery.
He also highlighted the 35% affordable housing, the bulk of which will be social rented housing, and the socio-economic benefits for the region.
