IWG deal falls through at Landmark in Manchester
IWG will no longer take up 40,000 sq ft at Barings’ Landmark in Manchester after negotiations between the co-working operator and landlord fell through.
EG has learned IWG’s members’ club brand, No.18, was in talks with Barings to take space across multiple floors at the circa 180,000 sq ft flagship development.
No.18 would have been the second tenant confirmed at Landmark (pictured).

In May last year, EG revealed JLL was eyeing Landmark for around 15,000 sq ft of space as the preferred destination for its new home in Manchester, with its lease on One Piccadilly Gardens ending soon.
The agent was also looking at 1 Spinningfields and Two St Peter’s Square, where Knights Solicitors announced that it was taking space for 150 employees on the first floor.
In July, JLL confirmed it had picked Landmark as its new home, signing a 15-year lease for the 10th floor of the building.
Barings Real Estate bought the Landmark site, next to 1 & 2 St Peter’s Square, from Castlebrooke in 2017.
The scheme includes a double-height reception area at ground level and 13 further floors of offices.
CBRE and Colliers International are the leasing agents on Landmark.
IWG and Barings declined to comment.
