Investment manager to boost lab space with Ascot redev
Plans are underway to redevelop a 6.5-acre Ascot science park, including building a new life science centre.
Newcore Capital Management has lodged proposals to redevelop the six-building Silwood Park Science Park, knocking down the existing business centre and building a new life science centre and café pavilion, as well as refurbishing existing buildings.
“Redevelopment of the site is needed to rejuvenate the business centre and reposition it as a science park,” said a planning statement prepared by Savills. “Without the much-needed refurbishment and development, the buildings will fall further into disrepair.”

The Sheppard Robson-designed scheme would see a 23,000 sq ft, three-storey life science centre built, including offices and lab space.
“Silwood Park has a long and illustrious history, and Newcore Capital is determined to ensure that Silwood is at the forefront of scientific innovation for the next generations,” said the Sheppard Robson team in planning documents.
“Newcore Capital want to capture this history and solidify Silwood Park’s place in the scientific landscape. Our vision is to create a world-class cluster focused around life science and innovation. By renovating some existing buildings and expanding the current campus, we can attract the best employers.”
The proposals note that the South East of England has “a significant lack of suitable life science commercial space”.
“At present companies are having to move further and further afield, meaning jobs and economic benefits are lost from the cluster,” the planning documents said. “Silwood Park’s redevelopment will provide much-needed employment space for these vital, fast growth companies.”
