Impact Capital plans £400m Romford urban village
Robert Whitton’s Impact Capital has filed plans for its largest scheme to date with the £400m development of a former ice rink in Romford, Essex.
The developer has proposed 1,010 homes in a scheme called Rom Valley Gardens.
The application is a significant increase on the existing consent for 620 homes on the seven-acre site.

Impact Capital is also exploring plans for a new NHS diagnostic hub to support Queen’s Hospital.
Rom Valley Gardens will be built using Impact’s modular factory and will include 232 retirement living homes alongside specialist care facilities.
A planning decision from Havering Council is anticipated in the summer.

Nick Shattock, chief executive of Impact Developments, added: “Our plans include increased affordable housing, where priority will be given to local renters and purchasers, hopefully including keyworkers at neighbouring Queen’s Hospital.”
