Impact buys three care homes in South West for £25m

Impact Healthcare has paid £25m for three care homes in the South West of England. The portfolio includes a 61-bedroom specialist dementia nursing home in Devon which was purpose-built in 2011 and benefits from 100% en-suite wet rooms, and two part-converted and extended nursing and residential homes in Devon and Somerset. The homes will be run by existing tenant, Welford Healthcare, which now operates 12 of the REIT’s homes. The deal will take the REIT’s portfolio to 134 properties with 7,316 beds and add £1.7m to the rent roll, at a gross initial yield of 6.8%. The REIT’s rent roll now comes to £42m, an increase of 6.6% since 31 March 2022. Impact’s investment manager, Impact Health Partners LLP, is also in exclusivity on several further projects and expects to make more announcements in the near future.
