ICG completes £90m senior loan for London office portfolio

Asset manager Intermediate Capital Group’s real estate division has provided a £90m senior loan for a London office portfolio owned by Maurice Investments. ICG Real Estate’s debt deal covers six properties in Old Street and Clerkenwell, EC1, Shoreditch, EC2, and Aldgate, E1. These include Bentima House on Old Street and the Wool + Tailor building in Aldgate. Gavin Wogman, managing director at Maurice Investments, said: “Over the last eight years we have invested heavily into our portfolio, bringing them up to best in class through refurbishment or development [programmes] to include Cat A or Cat B fit outs and with a heavy focus on sustainability, wellbeing and smart building technologies.” Louise Dooly, managing director at ICG Real Estate, said: “The group has continually invested in this portfolio over several years in response to changing occupier needs, and it now delivers first class office and amenity space to support the demands and wellbeing of their growing list of tenants.” Maurice Investments is a privately owned investment and development company focusing on the technology, media and telecoms sectors in East Central London. ICG Real Estate has more than €4.9bn (£4.4bn) of real estate private equity and private debt assets under management across its four strategies – senior debt, partnership capital, development, and sale and leaseback.
