Hyde gets go-ahead for Woolwich estate regen
Hyde Group’s plans for the regeneration of a run-down estate of former army homes in Woolwich, south-east London, were given the green light by the Royal Borough of Greenwich’s planning committee last night (21 February).
The 80 houses currently on the Brookhill Estate will be demolished to make way for 254 new homes in a mix of flats, maisonettes and houses, 49% of which will be affordable.
The Levitt Bernstein-designed scheme includes a central landscaped green spine to enable “permeability” across the new neighbourhood and to reconnect it to the surrounding area. The design of public realm and active frontages is aimed at creating safer streets and encouraging active travel. More than 20,000 sq ft of new play areas will be provided.

The existing houses are in a poor state of repair and many are boarded up. A ballot of local residents resulted in 86% approving the proposals.

Guy Slocombe, chief investment officer at Hyde, said: “The regeneration of the Brookhill Estate will provide much-needed new, more energy-efficient homes for the area. As well as homes for existing and new residents, the new layout will provide high-quality open spaces and play areas for the community.”
Work is expected to start on site later this year, with completion in 2025.
The Ministry of Defence sold the 1970s-built estate to property company Annington in 1996. It was then bought by Hyde in 2002.
