HS2 names £4bn Euston shortlist
HS2 has revealed the shortlist for the appointment of a “master development partner” to bring forward a 54-acre commercial and residential district at Euston, NW1.
The shortlist comprises:
- Westfield Europe
- Euston Regeneration Partnership (led by Argent Related)
- Canary Wharf Group
- Landsec
- Lendlease Europe
The estimated value of the contract is £4bn. Camden, the local authority which will rule on development plans, has identified in its Euston Area Plan the opportunity to create up to 3,800 new homes and 3m sq ft of commercial space. Enhanced public realm and greater permeability across the estate will also be priorities.

The shortlists for the station design contracts to develop and refine detailed plans for three new stations, at Birmingham Curzon Street, Birmingham Interchange and London’s Old Oak Common, as well as a major expansion of London Euston, have also been revealed.

All the bidders have been invited to tender for at least two station packages.
David Biggs, managing director at Network Rail Property, said: “The opportunities are vast. A regenerated Euston Station not only affords us the ability to improve connectivity and exceed the expectations of those travelling by train, it also allows us the rare chance to create new space for homes and businesses, to craft a desirable destination for people to live, work and meet.
“The new station can be a catalyst for local regeneration and increase connection across the local community, bringing huge benefits both to the area itself as well as the country as a whole.”
Contracts for the stations and the Euston Master Development Partner will be awarded early next year. Deloitte Real Estate is advising HS2.
