Hoi Hup plans 370,000 sq ft Holborn development debut
Singaporean developer Hoi Hup Realty has submitted plans for a major new office development on High Holborn, WC1.
The scheme will occupy a prominent 1.4-acre island site directly adjacent to Chancery Lane Underground station and within a five-minute walk of Farringdon station.
Hoi Hup has assembled the site over the past five years, acquiring 322 High Holborn and 44 Southampton Buildings in July 2018 from Abrdn for around £80m, then Holborn Gate in an off-market transaction in July 2022. The three properties, comprising approximately 250,000 sq ft, are multi-let.

The Make Architects-designed scheme will see the existing buildings demolished and replaced with a 370,000 sq ft best-in-class office featuring extensive terraces, plus shops at ground level.
The development will target BREEAM Outstanding and EPC A ratings.
Wong Swee Chun, chairman of Hoi Hup Realty, said: “We are very excited to embark on this project, our maiden development in London. We see the potential of this strategic site in Midtown and believe that our best-in-class landmark development will greatly reinvigorate the community and the neighbourhood.”
Felix Rabeneck, director of central London investment at Savills, added: “This development will reinvigorate this part of High Holborn and set a new standard for office spaces in central London. It is expected to attract global occupiers looking for a prestigious headquarters while undoubtedly making a valuable contribution to the local area.”
Savills is providing development advice; Gerald Eve is advising on planning and Gleeds is project manager.
