HBD has appointed CBRE to seek a forward funding partner for Neighbourhood, a £140m 414-home BTR scheme in Birmingham.
Neighbourhood is located in Birmingham’s Jewellery Quarter and secured detailed planning consent in March.
The scheme will regenerate a 2.6-acre site and provide a mix of one-to-three-bedroom flats.
Plans also include private gardens and roof terraces, social spaces, a gym, lounge, work-from-home areas, a dedicated concierge, and 6,000 sq ft of commercial space.
CBRE is seeking a forward funding partner for the delivery of the scheme over a 30-month build programme, with practical completion anticipated in Q3 2026.
Stuart Eustace, director at CBRE, said: “Neighbourhood will give investors access to demonstrable scale and a unique opportunity to deliver a sense of place via the circa 14,000 sq ft of private external residents’ amenities and 22,000 sq ft of outdoor public space that will be created as part of the scheme.
“The Jewellery Quarter has undoubtedly become the most established residential address since the renaissance of city living in Birmingham. It’s a pocket of the city that enjoys unique charm, along with easy access to the Central Business District, Paradise Birmingham and Arena Central, and a bourgeoning F&B offer.”
Hamer Boot, executive director at HBD, said: “Neighbourhood is a best-in-class BTR scheme that reflects HBD’s strategy to create thoughtfully designed, sustainable communities. Large-scale urban regeneration is a major pillar of our development strategy and will remain a focus as we continue to expand our £1.25bn pipeline in key UK cities.”
Neighbourhood is HBD’s second high-profile residential project in Birmingham’s Jewellery Quarter, with Setl, a 102-unit scheme, already under way.
